Houses in Multiple Occupation (HMO) are a niche but rapidly growing market as we see returns in the sector outstrip single buy to lets. But it is also a heavily regulated sector. Therefore, surveyors must be aware of the licensing framework and additional standards required in HMO before confidently practicing in this area. This session will also discuss the implications of getting the valuation wrong and the approach to valuation.

The E-classroom course is interactive with workshop style exercises and scenarios to encourage participation.

  • Overview of the definition of HMO
  • The Housing Health and Safety Rating System (HHSRS) and what a category 1 hazard looks like
  • The likely impact of the Fitness Act and Awaab’s law
  • Overcrowding and space standards and how this applies to HMO
  • Fire safety in HMO
  • Cohesive and non-cohesive groups
  • Scenario based exercises giving learners the opportunity to deep dive amenity standards
  • Scenario based valuation exercises and the key points to consider when approaching the valuation

Objectives:
Valuers will understand the additional legislation placing obligations on HMO landlords in relation to property standards, health and safety, fire safety and room sizes and how these impact on the capital and rental value.
