Defects arising from structural movement below & above ground are a significant cause of complaints and claims against surveyors. They upset clients if unidentified. This course will help give pointers, including assessment protocols based on BRE and other guidance, on how to assess structural movement in walls so that your surveys accurately reflect current best practice, condition now and in the future.
Content:
Materials, theory and Building Regulations, Codes of practice, BRE Digests 251 & 475, how to analyse cracking and distortion, practical case study of how to use protocols to help diagnose the cause and propensity for further movement, assessment and reporting of risks to the property and legal issues, condition rating, the final report.
Objectives:
To introduce delegates to some basic information about how foundations and walls should perform in theory and in reality, including current requirements;
To demonstrate how this information can be used in practice to assess these important parts of a property; and
To practice, by using case studies and discussion by group work, how to provide satisfactory reports to clients.
