Building services are elements that present surveyors with special issues. Some clients find a blanket ‘CR3 – further investigation’ approach unhelpful and uninformative; however given litigation, such an approach is perhaps understandable. The course helps address these issues and includes case study exercises to help develop competencies to address the issues involved.
Content:
RICS and other requirements, legislative background, ‘services that kill’, hazards and public perception of risk, typical hazards including fire safety, boilers, legionella, wood-burning stoves, unvented hot water cylinders, hazard risk assessment – theory and practice, client involvement and instructions, ‘buy-to-lets’, Housing Health & Safety Rating Scheme and owner-occupied properties, case studies, reporting.
Objectives:
Introduce delegates to the changing professional & legal services environment in which they practice;
Demonstrate how this information can be used in practice to assess service installations in residential property; and
Practice, by using case studies and discussion by group work, how to provide satisfactory reports to clients, so clients can make informed decisions.
