Defects arising from structural movement below & above ground are a significant cause of stressful complaints and claims against surveyors. This course will help give pointers, including BRE-based assessment protocols, on how to assess structural movement in walls and associated elements so that surveys accurately reflect condition now and in the future.
Content:
Materials, theory and Building Regulations, Codes of practice, BRE Digests 251 & 475, how to analyse cracking and distortion, practical case study of how to use protocols to help diagnose the cause and propensity for further movement, assessment and reporting of risks to the property and legal issues, condition rating, the final report.
Objectives:
Introduce delegates to basic information about how foundations, walls and structures should perform in theory and in practice, including current requirements;
Demonstrate how this information can be used to assess these important parts of a property; and
Practice, by using case studies and discussion by group work, how to provide satisfactory reports to clients.
